While regarded as the Hotel's standard rooms, King rooms are anything but standard - they are intimate, sleek and perfect for both business and leisure.
One of the best value for money Hotels if you're in the Melbourne CBD! The staff were very kind. When our heater broke during winter (1st week of August), they kindly offered us another room.
The room is comfy. Not too big, but definitely not that small. I booked a room for two people, and there's still enough space to walk around despite me sprawling 2 big suitcases on the floor.
One thing to note is that you shouldn't believe 3rd party websites about their breakfast. They do NOT offer breakfast. But not to worry, plenty of breakfast spots nearby.
Oh almost forgot! Our room had a window facing an office space and we could clearly see them. From the outside, the hotel does seem to have tinted windows, but you can always use the blackout curtains if you want more privacy at the cost of missing out on some sun

Great location, comfortable bed, and friendly staff. However, the carpet and bathroom could use some deep cleaning, and there was noticeable orange mould in the bathroom that is easily removed. Some surfaces also needed wiping. Overall, a comfortable stay, but housekeeping could be improved.
Oh and it’s not very private - you can hear other people use their bathroom.

Fantastic, affordable, clean hotel in the heart of the Melbourne CBD but not right in the middle of all the hustle and bustle. Room was clean, quiet, and had nice views from the 12th floor, bed was super comfortable, and bathroom was spotlessly clean. A coffee shop downstairs was perfect for morning coffees and snacks, with many other restaurants and shops a short walk away. Would definitely stay again for the price.

The location is great for city stays. The rooms are small but functional. The hotel does need to work on cleaning spaces outside of the rooms with more attention and frequency.
Winter is good as there arent as many trucks on the street, but summer can be a bit noisy with the bottle recycling trucks through the night.

I stayed here for a quick overnight trip to Melbourne and was simply after a clean, basic room. The hotel looked great online, was well-priced, and the photos gave me confidence it would be a solid option.
Unfortunately, the reality didn’t match. Upon entering the room, there was a strong smell of mould and dampness. The carpet appeared quite dirty, and the bathroom was in very poor condition — visible mould, hair, and general grime. It felt like a build-up over time rather than a one-off oversight.
I went to reception to raise the issue before heading to dinner and showed photos. Rather than acknowledging the issue, the staff member immediately blamed outsourced housekeeping, which didn’t feel particularly professional. I was told a room change wouldn’t be a problem and was asked to email the photos through, which I did.
After being out for around three hours, I returned close to midnight and hadn’t received any response or update. A different staff member was on duty, was aware of the situation, but no new room had been arranged. Strangely, I was then encouraged not to move rooms because it was late, despite having already explained that the mould made the room unsuitable to stay in.
I ended up waiting in the lobby for around 10 minutes before a new room was organised. The second room was clean and fine, which shows the issue could have been resolved much earlier with better communication.
Overall, the hotel presents much better online than in person. It felt a bit tired, with small details like dirty lifts and a lack of general upkeep adding to the experience. For the price, I wasn’t expecting luxury — but a clean room and basic, proactive communication should be a given
